Terms of Use

By using AstraHomes, you agree to comply with and be bound by these Terms of Use. Please read them in full before using the site. Agreeing to these terms does not create an agency relationship, does not impose a financial obligation on you, and does not create any representation agreement between you and Astra Realty Group, Brokerage. If we later enter into a separate agreement with you that does impose a financial obligation or creates representation, that agreement will be established and labeled separately from these Terms of Use, and will not be accepted by a mouse click alone.

What AstraHomes is

AstraHomes is a home search product operated by Astra Realty Group, Brokerage, a licensed Ontario real estate brokerage. It lets you search listings in plain language and, once that feature is live, coordinate that search with other people through group matching.

Not real estate or legal advice

AstraHomes helps you find listings. It does not act as your real estate agent, broker, lawyer, or financial advisor, and nothing on the site is professional advice. Decisions to view, offer on, or purchase a property are yours to make, ideally with a licensed professional involved.

Your account

  • You must provide accurate information when you sign up.
  • You are responsible for activity that happens under your account.
  • Accounts used to scrape, resell, or misuse listing data will be suspended.

MLS® data and your VOW registration

Astra Realty Group, Brokerage is a Virtual Office Website (VOW) participant registered with the Toronto Regional Real Estate Board (TRREB) and receives listing data through PropTx. By registering for an account, you confirm that:

  • You have a bona fide interest in the purchase, sale, or lease of real estate of the type offered through AstraHomes, and MLS® listing data is intended only for your personal, non-commercial use.
  • You will not copy, redistribute, retransmit, or otherwise use any listing data except in connection with your own consideration of the purchase, sale, or lease of an individual property.
  • You will not display, post, disseminate, distribute, publish, broadcast, transfer, sell, or sublicense any listing data to another individual or entity, and will not scrape (including screen or database scraping), data-mine, or otherwise collect, store, reorganize, or manipulate listing data.
  • You acknowledge PropTx's and TRREB's ownership of, and proprietary and copyright interest in, the MLS® database, MLS® data, the MLS® System, and listing information.
  • You agree that PropTx, TRREB, and other TRREB Members or their authorized representatives may access AstraHomes to verify compliance with MLS® Rules and Policies (including VOW Rules) and to monitor the display of Members' listings.
  • You consent to your personal information — including your first and last name, email address, and phone number — being collected, used, or disclosed, including being shared with PropTx and TRREB for auditing or legal purposes.

Listing information is deemed reliable but is not guaranteed accurate by PropTx or TRREB.

Communications about your inquiries

If you provide a phone number, a real estate professional from Astra Realty Group, Brokerage may call or text you about inquiries you make through AstraHomes. Unless you tell us not to, we may also email you about listing updates, new features, or changes to our policies. You can ask us to stop contacting you at any time through the contact page.

Group matching

When group matching is live, anyone you invite into a group will be able to see the listings your group is searching and the homes members have liked. Only invite people you actually want to share that with.

Prohibited uses

You may not scrape, crawl, or bulk-extract listing data; resell, redistribute, or republish listing data outside AstraHomes; use the service to build a competing product; or interfere with the security or normal operation of the service. Unauthorized use of AstraHomes or its content may give rise to a claim for damages and may be a criminal offense enforceable under applicable law.

Copyright and trademarks

Listing content on AstraHomes is protected by copyright and is intended solely for personal, non-commercial use. Any other reproduction, distribution, or use — including commercial use, screen or database scraping, or any activity intended to collect, store, reorganize, or manipulate the data on this site — is prohibited. The AstraHomes name, logo, and site design belong to us; other content, including text, graphics, and source code, may be the copyrighted work of third parties.

REALTOR®, REALTORS®, and the REALTOR® logo are certification marks owned by REALTOR® Canada Inc. and licensed exclusively to the Canadian Real Estate Association (CREA), identifying real estate professionals who are members of CREA. The MLS® trademark and MLS® logo are owned by CREA and identify the quality of services provided by CREA members. AstraHomes is operated by Astra Realty Group, Brokerage, a member of CREA, and these marks are used under license.

No guarantee, no liability

The content of AstraHomes is subject to change without notice and is for your general information only. No party guarantees the accuracy, timeliness, completeness, or suitability of the content on this site, and you acknowledge that errors or inaccuracies may exist. AstraHomes is provided as is, without warranties of any kind, and use of the site is at your own risk. To the extent permitted by law, Astra Realty Group, Brokerage is not liable for decisions made based on information found through the service, or for third-party content posted on or linked from AstraHomes.

Account security

We may restrict access to certain areas of AstraHomes at our discretion. If you are given a password or other access credentials, you are responsible for keeping them confidential.

Service changes and termination

AstraHomes is under active development. Features may change, be added, or be removed, and the service may be unavailable at times while we build. We may suspend or terminate your access if you violate these terms; you may stop using AstraHomes and close your account at any time.

Changes to these terms

We may update these terms as AstraHomes changes. Continued use of the service after an update means you accept the revised terms.

Governing law

These terms are governed by the laws of Ontario, Canada, and any dispute arising from them will be resolved in the courts of Ontario.
